I think that one bedrooms tend to lag two bedroom units in all types of economies. They lack the ability for the resident to expand their family in most cases so its often a short term solution. My theory on studios outperforming one-bedrooms is that they are usually the most depressed coming out of a recession.

A bubble? Within 100 miles of St. Louis, Missouri, there are exactly zero apartment projects under construction at the moment. In 2011, there was one rehab of 192 units and a community building - which my father won the cabinet bid for (I'm his branding/webmaster). For 2012, he has had the opportunity to bid on projects of 12 and 6 units, and is waiting for ground to break on a senior-housing unit of eight units.

That's not a bubble. That's a depression.

Kudos to Daniel for going for the gold in energy conservation. His EV/PV lifestyle, combining an electric vehicle with a photovoltaic solar system, enables him to power both his house and car on sunlight. Getting to the net zero level is easy if you have the roof space, but even if you don't, it's still well worth doing since the ROI on the PV system is going to be well over 10%, and many see upwards of 15% given the displacement of both grid power and gasoline. The higher gas goes, the higher your return on the investment.

Daniel will be happy to know that he's in good company. Over 30% of LEAF owners use solar. That compares to well under 1% of the general public. Clearly, EV drivers "get it".

I work for the Downtown Nissan dealer Daniel uses for charging. In addition to car dealers who are installing public charging, many grocery stores, shopping malls, parking garages and so forth are installing EVSE (electric vehicle supply equipment) for public use. Walgreens is installing hundreds of these at their stores across the country. The transition to electric drive is now underway.

What else? Nice kitchens with good cabinets, granite countertops, ice maker and water dispenser in the refrigerator. Dishwasher. Nice shower with a shower head that is above your head. Plenty of outlets. Sound proofing so you can't hear the guy next door in the bathroom. Community work out room.

I would add included broadband internet and on site laundry to this list. One thing some of our clients have done is co-op with another landlord in close proximity to get the internet. That way it becomes a minimal expense for the owners that people in 2-3 apartments can share. Its a big selling point if you can say broadband is included.

I might also add that this age group (and most certainly other groups) is also looking for "green." Knowing that your home/apartment is healthy is very important - especially for this group as they may be starting a family. Various elements of the home - paint, fixtures, ventilation, heating/air conditioning, carpeting - can have big impacts on tenants' health. Proper planning and upgrades will help to ensure their health is not affected by their home. But "green" also in how well the home performs, especially if the tenant is responsible for the utilities. Make sure that the building and units are tight so as not to lose their heat/cool; reduce electric loads by installing ENERGY STAR-certified appliances and lighting; put in place water conserving toilets, faucets, and showerheads.

Apartment managers need to do a much better job with their onsite fitness centers. The big problem is the Fitness equipment sellers are not concerned that the properties fitness room is successful. They just want to make money and leave all the hard work to the Apartment manager and staff.

RentFitnessEquipment.com is only successful if the Apartment Manager is successful and all the residents are happy. For one monthly price on a month-to-month RENTAL all problems are handled by The Rent Fitness Equipment Company.

Regular maintenance and all repairs are taken care of at no cost to the property. The tough upfront decisions of what to purchase are removed. Equipment can be swapped around until it is just perfect. And if residents have questions about how to use the fitness equipment they call us and not the apartment manager.
