		<description>Middle income (60-120% of median income) work force housing can easily be accomplished with today&#039;s lower construction and land costs. The government can use the FHA 221d4 program with some minor miodifications to produce a product that would meet the demand. Cost challenges can be met through interest rate subsidies, lower MIP charges and assistance from local government with real estate tax deferments and impact fee credits. In addition, a production program targeting 150-200,000 new units per year would add over 300,000 jobs to the economy. Economists are predicting a shortage of rental housing in 2011-12. Now is time to start.
